Detail Survey, Contour Survey, Site Analysis Survey
When you are carrying out an extension to your existing home or having a new dwelling constructed, including any new development project your architect or building designer will require a detail or site analysis survey in order to commence their design work.
In fact most councils will stipulate that a site analysis survey prepared by a registered surveyor accompany any development application for building work.
In general a detail or site analysis survey will include the following:
Investigation of your land title and reporting on any easements, restrictions and covenants.
Obtaining survey plan search surrounding your site.
The search and establishment of an AHD bench mark on your site.
Field survey including but not limited to:
Location of existing structures on site
Floor levels, roof ridge, parapet and eave heights on subject land
Fencing, trees and other natural features located.
Roof ridge, parapet an eave heights on adjacent land
Outline of adjacent structures and window location and heights overlooking the subject land. (to enable privacy issues and view lines to be considered in the design process).
Road, kerb and gutter, and visible services located.
Spot levels and contours across the subject land.
Survey plan and report provided usually on A1 sheet at 1:100 or 1:200 scale + copy in ACAD dwg and pdf format via email.
Additional site specific requirements can be added on request.
